Hilltop Residence for Mr. McCune

Located at the top of Signal Hill, this sophisticated urban villa’s most prized feature is an unprecedented 360 degree view of Long Beach, Catalina island, the Palos Verdes peninsula, and the pacific ocean. The residence has approximately 3,700 Sq. Ft., with 4 bedrooms, 4 bathrooms, 2 offices, and a 3 car garage,  with an elevator on all 3 levels. It is considered by professionals as the most amazing custom home ever built in the City of Signal Hill.

The biggest challenge faced in the project was compliance with the View Protection Ordinance enforced by the city of Signal Hill. Designer Bozena Jaworski conducted extensive community meetings, followed by public hearings of the Planning Commission. The plans were molded and modified to address neighbors concerns and mitigate the view impact. Finally, the entitlement to build the residence and the carriage house was granted by the Planning Commission.

The European-inspired exterior features a stylish tower element, to give the house impact when seen. Varied low-pitch roof lines, wrought iron balconies, tilt-turn awnings, and stone elements all make the structure pleasant to see.

The first floor has an elegant staircase leading up to the expansive second floor, with bedrooms, an adjoining gourmet kitchen, and covered decks with spectacular views of the Pacific Ocean. The elevator allows for easy access to the exquisite Owner’s retreat located on the third floor, where great views and absolute privacy provide a spa-like setting.

Nested high above the Pacific, this California hillside courtyard home overlooks the ocean coast from Newport Beach to the Palos Verdes peninsula. The residence has approximately 4,600 Sq. Ft., divided between 5 bedrooms, 5.5 bathrooms, a library, office, and a 3 car garage with a motor court.

The designer, Bozena Jaworski, maximized the project potential and succeeded, despite strict view protection restrictions. With a design respectful of the adjacent homes’ ocean views, carefully crafted roof lines and sensitively designed massing create an exiting spatial composition, with an aesthetically pleasing streetscape.

The side entry courtyard elevated bridge crossing over the moat-like area invite guests through a broad archway to the ornate wrought iron entrance. The second floor main entry tower links a private master suite entry vestibule, the living room, and casual living areas with a gallery hall. All of the spaces on the top level are open to the shaded wraparound balconies and expansive terrace with panoramic vistas. The curved staircase leads down to the lower level sleeping quarters and family entertainment center, extended visually into the landscaped courtyard. The master suite turret allows for interrupted 270 degrees coastal view.
