Beach Villa on Bluff Place

This elegant, contemporary oceanfront villa is the result of artful, clever, and ingenious design that provides two functional dwellings. The Beach Villa is one of three custom homes that RPP Architects designed on Bluff Place in Long Beach, California.

Inspiration for the Beach Villa came from Mediterranean architecture, where light color stucco and generous tile work are paramount. However, large window openings allowing ocean and peninsula panoramic views are a modern and technologically advanced feature of this twenty-first century villa.

Even with very limited square footage and a structure housing two separate units, the sculptured form allows for decks and openings for direct exposure to the ocean breeze.

In this project, RPP Architects acted as the planning liaison, coordinated Coastal and Zoning permits, and processed the Building plans until a Building Permit was issued.

Signal Hill Custom Homes with Ocean Views

The Signal Hill Ocean View homes located along Molino Avenue are the product of cooperation between RPP Architects and one of the most active developers in the Signal Hill area. One of the main goals in the design process was to bring diversity in exterior styling, variation in massing, and to avoid the “tract home” suburban aesthetic in the design process of the six custom residences located on one city block.

Most of the homes have reverse floor plans, with living spaces opening to generous decks on the second floor to take advantage of the views toward the ocean. The Single family residences are approximately 3,700 Sq. Ft., with 4 bedrooms, 4.5 bathrooms, and a 3 car garage, all built in 2006.

Ocean View Hill Street Residence for Mr. Thien Ta

Nested high above the Pacific, this California hillside courtyard home overlooks the ocean coast from Newport Beach to the Palos Verdes peninsula. The residence has approximately 4,600 Sq. Ft., divided between 5 bedrooms, 5.5 bathrooms, a library, office, and a 3 car garage with a motor court.

The designer, Bozena Jaworski, maximized the project potential and succeeded, despite strict view protection restrictions. With a design respectful of the adjacent homes’ ocean views, carefully crafted roof lines and sensitively designed massing create an exiting spatial composition, with an aesthetically pleasing streetscape.

The side entry courtyard elevated bridge crossing over the moat-like area invite guests through a broad archway to the ornate wrought iron entrance. The second floor main entry tower links a private master suite entry vestibule, the living room, and casual living areas with a gallery hall. All of the spaces on the top level are open to the shaded wraparound balconies and expansive terrace with panoramic vistas. The curved staircase leads down to the lower level sleeping quarters and family entertainment center, extended visually into the landscaped courtyard. The master suite turret allows for interrupted 270 degrees coastal view.

Hill Street Ocean View Residence

This residence is RPP Architects’ best example of how our custom home design is focused on reflecting the needs and personality of the client.

The designer committed to create a house design integrated with the hillside, minimizing view impact to the surrounding residents and capturing dramatic ocean views at the same time.

The curved stucco walls provide a feeling of continuity that links the different areas of the home. Wavy decks wrap around cylindrical shapes of structure, capturing 180 degrees of ocean view. Railing spruced with mosaic and curvy shapes glass reinforces the flow of the forms in an organic manner.
